Two distinctive longitudinal structures on the east and west side close the urban spaces of Baarerstrasse and the SBB railway tracks and protect the buildings behind them from noise pollution. At the same time, these two buildings span an area on which individual volumes and open spaces are arranged in a precise, clear structure. The plot of the Kistenfabrik in Zug is logically divided into two functional areas: one for office and commercial use on the prestigious Baarerstrasse in the east and one for residential use towards the railway line in the west. The office building on Baarerstrasse is built above the basement in solid construction as a reinforced concrete skeleton. The basement – with its parking garage, technical facility and storage rooms – is arranged over a large area below the buildings. For the purposes of air-conditioning and sound insulation, the shell of the office building is designed as a double-shell, glazed façade system with integrated sun protection. In summer, the space between the two façades serves to naturally discharge the surface air that has heated up. At the same time, it also allows the thermal storage mass in the building to cool at night thanks to the weather-protected design of the ventilation vents in the inner façade. In winter, meanwhile, the space serves to store the surface temperature from sunlight. This façade concept makes it possible to considerably reduce the operating costs for the energy consumption of the heating and air conditioning systems. The concept includes basic development of all areas on the first to fifth upper floors to accommodate individual office fit-outs and tenant fit-outs, which can be freely partitioned on the specified window axes of 90 cm and/or 180 cm. Wet rooms are located centrally in the inner area of the mixed zone. On the ground floor, the concept also includes basic development for shops, exhibitions, cafés, restaurants, etc.
